TSPG is the first commercial Real Estate Investment Fund (REIT) in the AIFC, owning Class A shopping malls and forming a unique portfolio of assets to maximize value for consumers, tenants and investors.

Investment Policy of the Fund

The Fund is going to be classified as a specialist fund — Real Estate Investment Trust (REIT)
under the AIFC CIS Rule 2.4.(b) and will invest:

at least 80% of its assets in investments in income⁠-⁠generating Real Property;

with the remainder invested in cash and cash equivalents.

The Fund’s investment objectives

1.
To maximize cash dividends paid to the Fund Clients / Investors;
2.
To preserve and protect the Fund Clients / Investors capital contributions;
3.
To realize growth in the value of the Fund assets upon our ultimate sale of such assets.

The TSPG Fund combines the funds of shareholders and invests them in the acquisition of high-end shopping malls and mixed-use commercial facilities

with a high level of occupancy, a high-quality mix of tenants with sustainable business models, medium and high rental levels and long-term or medium-term lease agreements; in other real estate assets that generate rental income comparable to income from shopping malls in major cities.

Having identified a range of potential investors, the Fund began its activities with key anchor investors who contributed the first assets to the Fund in order to ensure that it generates positive cash flows and dividends from the moment of organization, which in turn increases attractiveness and reduces risks for other investors when joining the Fund.

Product access procedure:

1) A potential client contacts the Fund Manager to arrange an introductory meeting.
2) The Fund Manager performs Client Classification, KYC and onboarding procedure.
3) The Fund Manager issues a Client Classification report along with the Fund's documentation package.
